Do not buy a DR Horton home right now

Do not buy a DR Horton home until you have consulted with a Buyer's Agent to be properly represented.  The two reasons why, (1) you can get a better price and (2) you don't pay the commission, the builder does.

DR Horton and other builder sales people are employed and work for the seller, thereby they have a vested interest in protecting the builder, their employer, before the Buyer.  Builder's sales people are good people, but the builders spend thousands of dollars to train their sales people to negotiate the best deal for the builder.


Patrick Tice, past Designated Broker and Vice President for two of the nations top home builders Standard Pacific Homes and Meritage Homes says "builders focus, as any business, is making as high of a profit as you can on each sale."  However, there is a conflict of interest when it comes to real estate because real estate laws and guidelines in Arizona require that the Realtor or sales agent has the client's best interest in mind.  When an agent is representing both the Seller and Buyer that agent is required to be a neutral party for both people.  This is near impossible in new home sales because the Realtor/agent for the builder is an employee (not an independent contractor) and has the builder's best interest in mind.  What employee wouldn't when your paycheck and healthcare depends on it.  Furthermore, the builder makes more money when a Buyer is not represented by an agent and the builder does not pass that savings along to the buyer.
